Project Overview Of Basement Restoration
This property was built in 1896 and is located in Worcester, Massachusetts. It required comprehensive foundation repairs to address structural instability and basement waterproofing. The building faced significant concerns, including leaning walls, insufficient structural support, and signs of water intrusion. The New England Foundation Crack Repair (NEFCR) team was called in to assess the damage and provide a reliable, long-lasting solution.
Challenges
Structural Instability:The main carrying beams and side wall showed signs of stress, requiring immediate support to prevent further damage. Several lally columns were failing, compromising the stability of the structure.
Water Intrusion:The basement experienced moisture issues, creating an unhealthy environment and risking further structural deterioration. A proper sump pump installation was necessary to manage water efficiently.
Leaning Basement Wall:One section of the basement wall was leaning, needing reinforcement and stabilization to restore integrity to the property.
Aging Masonry:The interior foundation required extensive repointing to reinforce the basement's brick and mortar, ensuring durability. Exterior spot repairs were also needed for long-term protection.
Solutions Implemented
Lally Column Replacements/Installations:
3 Lally Columns to be replaced under the main beam at the front of the property.
5 Lally Columns to be installed under the main carrying beam to strengthen overall structural support.
4 Lally Columns to be added under a newly installed beam on the side of the property to stabilize the leaning wall.
Result: The home's structural integrity will be restored, ensuring safety and stability for years to come.
Sump Pump Installation:
A sump pump was installed to manage water intrusion effectively. This system ensures proper drainage, preventing future basement flooding and moisture buildup.
Interior and Exterior Repointing:
The basement's masonry underwent a full interior repoint, addressing aged mortar and reinforcing the structure. Exterior spot repointing and skirting were completed as needed to enhance the foundation's longevity.
Result: The masonry repairs improved both the structural soundness and appearance of the basement.
Waterproofing Application:
After 30 days of curing, the basement walls will be treated with Drylok, a waterproofing solution designed to seal walls and prevent moisture penetration.
Outcome
The repairs provided by NEFCR successfully restored the property’s foundation and basement, addressing both structural and moisture-related concerns. The installation of lally columns, new beam support, sump pump, and comprehensive repointing significantly improved the property’s safety, stability, and long-term durability.
The occupants now enjoy peace of mind knowing their foundation is solid, their basement is dry, and their property’s value is protected.
